Construction Supervision
Zenith Engineering supervises construction on the owner's behalf: engineers inspect the work at the stages that matter, hold it to the drawings and specification, administer the contract, and certify payment only for work properly done. Design intent survives contact with the site — that is the whole service.
Discuss your projectWhat does construction supervision include?
Scheduled and hold-point inspections — reinforcement before every pour, waterproofing before it is covered, services before ceilings close; materials checking against specification; a site instruction and query log that keeps decisions traceable; and measurement of progress for payment certification. The rhythm is set so nothing structural is buried unseen.
Supervision is engineering work, not watchman work: the inspector who checks your reinforcement is an engineer who can read the bar schedule and reject what does not match it.
Why does independent supervision matter?
Most construction defects in Sri Lanka are not design failures — they are execution shortcuts taken when nobody qualified was watching: missing cover to reinforcement, thinned screeds, skipped compaction, unauthorised concrete mixes. Each is invisible a week later and expensive a decade later. Independent supervision by Zenith Engineering makes the shortcut more expensive than doing it right, which is why it stops happening.
Contract administration
We administer the building contract between owner and contractor — instructions, variations, extensions of time, interim certificates — under the standard forms used in Sri Lanka. The paperwork is kept current, because contract records assembled after a dispute begins are worth a fraction of records kept as the work happened.

Supervision — common questions
How often will an engineer be on my site?
As often as the work demands — full-time on fast structural phases, scheduled visits plus all hold points on slower ones. Zenith Engineering agrees the inspection plan with you at appointment, and no concrete pour, waterproofing layer or covered-up service goes unchecked between visits.
Can you supervise a contractor I have already hired?
Yes. Zenith Engineering frequently begins supervision after the contractor is appointed and the work started. We review what has been built so far, document its condition, and supervise from there — including politely re-establishing that inspections and hold points are not optional.
What is the difference between supervision and project management?
Supervision is about quality and the contract on site: inspections, materials, instructions, certification. Project management is about the whole undertaking: programme, procurement, consultants, cost and decisions. Zenith Engineering offers both, separately or combined — smaller projects often need only supervision.
Do you certify contractor payments?
Yes. Zenith Engineering measures the work actually completed and certifies interim payments against it, under the contract. The contractor is paid fairly for real progress, and the owner never pays ahead of the work.
