Structural Assessment & Retrofit
Zenith Engineering assesses existing buildings across Sri Lanka: we investigate cracks, settlement and corrosion, check whether a structure can carry new loads — an extra floor, a change of use, heavier equipment — and design the strengthening when it cannot. The output is a clear report: what the structure is, what it can safely do, and what to do about the gap.
Discuss your projectWhen does a building need a structural assessment?
Before you buy it, before you add to it, and whenever it tells you something is wrong. New cracks or cracks that grow, doors that stop closing, sloping floors, exposed or rusting reinforcement, and water penetration into concrete all justify an engineer's inspection. So does any plan to add a storey, remove walls, or change a building's use — the structure was designed for the loads it has, not the loads you intend.
Are the cracks in my wall serious?
Most cracks in Sri Lankan buildings are cosmetic — plaster shrinkage and thermal movement that threaten nothing but paint. The ones that matter are diagonal cracks stepping through blockwork, cracks in concrete members rather than finishes, cracks that keep widening, and cracks paired with settlement signs. Distinguishing the two families takes inspection, sometimes monitoring over weeks; that is precisely what an assessment is for, and guessing in either direction is expensive.
What retrofit involves
Where capacity falls short, we design strengthening proportionate to the real gap: section enlargement, steel plating or jacketing of columns and beams, new supplementary structure, foundation underpinning, or crack injection where the problem is durability rather than strength. Retrofit is designed around the building staying usable wherever possible, and detailed with Sri Lankan site practice in mind.

Assessment — common questions
How long does a structural assessment take?
A straightforward house assessment by Zenith Engineering typically needs one site visit and delivers a report within one to two weeks. Larger buildings, or cases needing movement monitoring or material testing, take longer — monitoring alone can require several weeks of readings to distinguish active movement from history.
Can I add a floor to my existing house?
Sometimes — it depends on what the foundations, columns and slab were designed for, which is exactly what an assessment establishes. Zenith Engineering checks the existing structure's capacity against the proposed addition and either confirms it, designs the strengthening that makes it possible, or tells you honestly that it is not economical.
Do you do pre-purchase structural inspections?
Yes. Before you commit to buying a building in Sri Lanka, Zenith Engineering inspects the structure and reports what condition it is in, what repairs are likely, and what questions to put to the seller. It is the cheapest structural advice you will ever buy relative to what it protects.
What does a structural report cost?
It scales with the building and the question: a visual assessment of a house costs a small fixed fee; a capacity check with retrofit design for a larger building costs more and is quoted after a first look. Zenith Engineering confirms the fee before starting, and the report is written to be usable — by you, your bank, or the authority — not padded.
